Don't sit on the sidelines. Get in the Game!

Some good news today: The National Association of Realtors (NAR) reports that pending home sales - which are contracts signed, not closings - rose 6.3% in April from the month before (they're still down 13% year-over-year). This leads the NAR to proclaim: "Bargain hunters have entered the market en masse."


This is an excerpt from a housing report issued on Monday June 9th. I have also noticed an up tick in people looking for a home. While my business does not have the market share to accurately make judgments based on my data it is good to see that this is happening across the country. Huge Tax Savings Deadline March 1

If you moved into a new home before January 1, 2008 and owned a previous home in the state of Florida you must apply by March 1 in order to transfer your accumulated “Save Our Homes” benefit to your new homestead.

Do not miss this important deadline as it could very easily save you hundreds if not thousands of dollars per year. If you believe you qualify for the portability and are unsure please feel free to contact me and I will assist you and answer your questions.

Amendment 1 Passed (what does that mean to you)

Florida property owners have spoken up and Amendment 1 has passed with a 64% majority vote. I along with others in the real estate industry agree that this amendment falls short of what would be considered sweeping changes to the property tax code, however there are some definite benefits for homeowners.

For most homeowners, it means saving @ $240 dollars on our taxes on our primary residences with the doubled homestead exception that was raised to $50k from $25k.

The greatest impact of the amendment and often the most misunderstood is the portability clauses, which for people that are wanting to move up to a bigger home or down (to downsize). This may have a profound difference for those of us that bought before the big real estate boom of 2003-2006. Until now many homeowners have felt trapped in there homes because taxes have risen so much the past few years that even moving to a smaller home would result in a larger tax bill.

The formula is simple - log on to the Hillsborough County Property Appraiser site (or whichever county you are in) http://rs6.net/tn.jsp?t=gea8mjcab.0.0.jhjgwgcab.0&ts=S0311&p=http%3A%2F%2Fwww.hcpafl.org%2Fwww%2Findex.shtml&id=preview and look up your property; then subtract the Just (Market) value from the Assessed Value listed in the VALUE SUMMARY section, and that difference is your portability amount if you are moving up. That amount you will be able to deduct from the assessed value of your new home that you bought from Jan 1 2007 and on. That, along with the $50k in homestead will aid you in figuring out what your new tax bill will be should you decide to move.
